Q. Who should apply?

A: If your household size and income meet the income requirements listed, you may be eligible and should apply.

Q. What are the steps to applying?

A: Prior to our lottery opening for applications, we recommend that you Contact Us at AH2632@fetner.com; we will add you to our inquiry list and you will be notified when you can apply.

Q. Then what?

A: Once you are notified that our lottery is open, you can apply in one of two ways: Go to 
https://housingconnect.nyc.gov/PublicWeb/auth/sign-up and create an online account to submit your application electronically.
Or
You can request a paper application by mail. Send a self-addressed envelope to: 26-32 Jackson Avenue Lottery, c/o Settlement Housing Fund, 247 West 37th Street, 19th Floor, New York, New York, 10018.
DO NOT submit an electronic application and a paper application. You may be disqualified.

Q. What is considered a household?

A: A household is everyone who will be living with you in your apartment i.e. spouse, children, parents, siblings etc.

Q. What constitutes income?

A. Income is money from all sources from anyone living in your household. This includes wages, bonuses, tips, unemployment compensation, alimony, child support, pension benefits, Social Security benefits, recurring gifts and public assistance.

Q. Is net or gross income used to determine your income eligibility?

A. Income will be calculated using gross annual income. Gross income is the income you receive before any taxes or deductions. For more information on how income is calculated, please see the “Applicant Income Guide” on HPD website https://www.nyc.gov/assets/hpd/downloads/pdfs/services/income-guide-english.pdf

Q. What income sources are considered in determining eligibility?

A. Household earnings include salary, hourly wages, tips, Social Security, Child Support, Unemployment and other earned and unearned sources.

Q. What information will I be required to submit during the selection process?

A. Under this program, all applicants are required to meet the Income Guidelines. Be prepared to present copies of recent years’ federal tax returns, recent paystubs, and copies of financial statements. For more info, please see the “After You Apply” section on HPD’s website: https://www1.nyc.gov/site/hpd/renters/after-you-apply page.

Q. Is there an asset limit?

A. Yes, the asset limit depends on the AMI level, it’s usually the same as the maximum income requirement for a household size of 4.

Q. Will I need to requalify every year for the home?

A. Times have changed, people change and so does income. You are only required to be income qualified at move-in, and thereafter, you do not need to requalify your income.

Q. How long will the application process take?

A. The process depends on a number of factors, including how many applications we receive and where your application falls in the lottery. It can take a few months from application to move-in but hang in there. It will be worth it!

Q. How do I benefit from renting a rent stabilized apartment?

A. These are newly constructed rent stabilized apartments which are protected under a permanently affordable program of the NYC Department of Housing and Preservation and Development which regulates rent changes. Similar market rate apartments may rent for substantially more and rent increases vary with the market.

Q. When will these apartments be available for occupancy?

A. Spring 2025

Q. Are these apartments different from your market rate apartments?

A. All of our apartments have the same high-end finishes and appliance packages.

Q. Does this building offer amenities?

A. All residents enjoy the benefits of our amenities free of charge including fitness center, outdoor terrace, lounge, children’s playroom and pet spa.

Q. Are utilities included in the rent?

A. Residents are responsible for electricity which is sub-metered. Electricity will be included as a separate line item on your monthly rent statement. Free internet services will also be available.

Q. Is this building pet friendly?

A. Yes. We are happy to welcome pets and their owners into our community and our pet spa.

Q. Do I have to pay a fee?

A. No. There are no Broker or application fees.

Q. Can I see an apartment in person?

A. Yes. Once your application is approved by the NYC Department of Housing Preservation and Development, you will have an opportunity to tour the unit before signing a lease.
